My Broncos are thinking of going "Free Range"

For a while I have been looking for a place with more room for my Broncos and the rest of my crap. Also I have been looking for a place without an HOA. I got a letter recently from my current HOA saying that I'm not allowed to have any " Rubber Items " in my yard. I called to ask what they were talking about and they told me I can't have my garden hose out in my yard. What? Are you kidding? Anyways, I'm done with it. Plan one was to build in the country. That turned out to be either too expensive or too far out in the sticks for my taste. I put in offers on several in town places with large lots but none seemed to work out. I had seen a property I was interested in a couple months ago with an Acre in town. It had a three car and a one car garage as well as a second smaller house that had been used as a rental property. The main house appeared to be someones renovation project that didn't quite get finished. By the time I made time to go check it out, it had gone under contract so I moved on. Well, apparently the first buyer had a contingency of selling his current home and the deal fell apart when his house didn't sell. So, long story short, I now have it under contract. I'm a little concerned about getting it through the inspection and appraisal process because the house is 110 years old and there are not any good comps due to the uniqueness of the property. The good news is, my real estate agent and my lender seem to think it will be just fine. So, if this all works out, I'm going to be looking for an Electrician, Someone to refinish hardwood floors, A guy that can repair stucco, An HVAC guy, a drywall / texture guy and possibly a plumber. If any of that falls in your skill set or if you have anyone you recommend, post it up. Oh yea, going to need someone who does recycled asphalt as well. It's a long way from a done deal but we are pretty excited about it. Once we get the house part of it in order, our next order of business will be to expand the three car garage into a real shop. I guess I know what I'll be doing on the weekends for while.

Geez, we have guys that have experience in all those fields. When the deal looks done just post up and I think you'll get some leads, the only problem I see is everyone is busy right now.

Careful. If you think Bronco creep is bad, just wait until you experience "I've totally got the room to store that here."

I know, I have a line on a 63 continental with suicide doors and I also found a 69 Mach 1. Neither are for sale but both are getting close to letting go. Perhaps they will be ready when the time comes. Or maybe I should finish the projects I already have.

That's my plan. Good deals will always come and go. I want to start enjoying some of my things rather that conducting triage once a week.

Sounds like a good deal to me! If it goes thru, post up a link to the property! Maybe get a grant for preserving a historic house??

I have done some research on the house already and I'm pretty sure I went to school with the last owners daughter. The owner before that was my former neighbors father. I still see him from time to time so I'm going to see if he has photos of what it looked like back then. They would have purchased it in the mid 60's and owned it for about 30 years. Someone put vinyl siding over the stucco siding so I want to see how it looked before. If it works out the Vinyl will go away and hopefully I can restore the stucco. If not, it gets Cement Board siding from James Hardie.

I'm not 100% sure just yet because the appraisal still has to get scheduled. The inspection is done and we are going to try to get some financial concessions based on the findings. Currently we are scheduled to close in Mid December.

So, after a bit of chaos, it a done deal. I signed on the dotted line for the new place this morning. We are going to get a bunch of stuff done before we move in so it won't really be " Home" for a while yet. One of the first projects is going to be refinishing the hardwood floors. The floors have been stripped and are currently just bare wood.. I also have to modify the ceiling opening for the staircase because it has a low head clearance issue that needs to be addressed. Another concern is adding a dedicated circuit for the refrigerator which is currently plugged into a counter top outlet. The list goes on and on. Oh yea, it also has a small rental house on the property that I need to get ready to rent out. Lots to do.

Here is the listing for it

Congratulations Jeremy !

Great that you have some time to get things in order before moving in.

I wouldn't rent that house out.................

I would buy your 4th Bronco and just use it as your doghouse

Congrats! Looks like a really nice place and it's great you have the flexibility to fix it up just the way you want before you move in. Consider painting the garage floors while it's empty too. So 3-car detached and 1 car attached?

UNC not too far, so renting shouldn't be hard. But better get a good deposit.

Congratulations. I bought a 110 year old RR hotel and know exactly what your about to go through.

One thing you might want to consider is finishing the floors last or close to last, as they will just get beat up doing the other work first.

Consider plumbing, electrical first, then drywall. Outside stucco this spring. Drywall when your done cutting hole for plumbing and electrical.

I love old houses.

Renting the small house out is the plan. According to a friend who has several rentals up this way, I should be able to supplement my mortgage to the tune of about 60% by renting it out. All of the oil and gas work up here is driving demand and cost for rentals.

It has a one car garage that is about the size of a small two car garage and a three car garage that is small as three car garages go. The three car will be getting reworked in the spring. It needs to be deeper to accommodate the F350 and taller so I don't have to air down to get the Bronco in and out. I would like a 12 foot ceiling so I have the option to add a lift down the road. Both Garages are detached. My cousin is an architect and is helping me out a bunch. Its great to have his help but the great ideas are rapidly surpassing the budget!

The good news is that a lot of the expensive stuff has already been done. The electric was all upgraded from knob and tube about 15-20 years ago. It has more outlets than any house I have ever lived in. Plumbing is good as well and will require only a few minor adjustments. The stucco scares me the most. I have nightmares about what I might find when the vinyl siding comes off. Also, I know exactly jack crap about repairing it when I get to that point.

Hey , I used to live in New Mexico and most everything is stucco down there. What I learned is you should never paint it, and when its time to get it fixed just redo the entire house so it all matches. It will always crack a tiny bit somewhere eventually. Have them add some metal mesh for the corners.

What I learned is the price of stucco is REALLY REALLY negotiable. Here's an example: Neighbor had 2 year old house restucco'd, his cost was 17K. I contacted same company, said I didn't want to pay as much...I thought it was too high. Quoted me 12K. I said still too high, so price came down to 7K. I then said how much for cash only, no receipt needed. 3.5K was the new price. I eventually paid $1,500 cash and two cases of Bud lite (yea, I know, crap beer but that's what they wanted) for the stucco. The six guys knocked it out in 6 hours, dirt removal by the foundation, window and overhead tape, cleanup, etc. The same guy did the final finish for a uniform look and that made a huge difference vs. having a couple different guys do the final finish. Its definitely an art in applying it to look good.

Stucco needs to cure/dry slowly to help prevent cracks, so usually you need to spray the house with water a couple of times over a couple of days. What this means is don't stucco when its too cold outside.

Good luck

Stand alone house for rent. Must have proof of Early Bronco Ownership.

I just saw this. Be very very careful and do a lot of research before accepting any grant for a historic building. In a nutshell, it renders the property useless, near impossible to sell, 10x the cost for ANY repair and you essentially end up renting it from yourself.

You can live in the little house but you might end up hating me If I only have to walk across the yard to ask you electrical questions.

I talked to several guys who do stucco and most stop doing it by the middle of October because of the cold nights. I know in California or Arizona stucco contractors are easy to find but Northern Colorado seems to be another story. Think about how good the Salesman had to be that sold the previous owner Vinyl siding for a stucco house. I saw guys putting vinyl on a Brick house down in Denver once....Now That is a salesman! He could sell a catsup popsicle to a woman in white gloves.

It won't be a problem, Greeley and Weld county are way to cheap to hand out grants for historic home preservation. I bought this house to get away from HOA's I certainly won't trade that for some inspector from the Historical society!
